Discounts are given on bookings of three weeks or more.
£ Sterling Prices are correct as at 1st August 2008, but are subject to change due to factors outside our control, e.g., exchange rate. However, the price will be fixed once a booking has been confirmed.

Conduct:
Our home is located in a residential estate and our neighbours are Florida residents.
We ask that you act in a considerate and courteous manner to your neighbours.
We expect you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool.
Special Requests:
Please let us know if you have any special requests. With the assistance of our Management Company we will do our best to assist you with your requirements.
Booking Terms and Conditions:
Florida Rental Properties is the trading name used by Sharon and George Denyer, for the rental of their holiday home in Kissimmee, Florida.
1. Booking:
The Booking Request Form must be completed and signed by the party leader (the Client) who must be over 21 years of age. The signing of the Booking Request Form shall be deemed to constitute the acceptance of these Terms and Conditions / Booking and Payment Procedure, by the client and shall be a warranty by the person so signing that they have the authority to act on behalf of the persons named on the Booking Request Form, including any substitutions or additions by any subsequent agreed amendments to the booking.
The procedures and condition will still apply even if for any reason the Booking Request Form has not been completed by the Client, e.g. in case of a late booking requested by telephone which necessitates immediate commitment.
The Booking is not accepted until the completed and signed Booking Request Form, together with the appropriate deposits has been received and the Acknowledge / Receipt has been issued. If the Booking is not accepted for any reason the deposit will be refunded in full. Amendments to, or cancellation of a Booking by the Client will be subject to the provisions of Sections 6 and 8 of these terms and conditions.
The accommodation can not be shared, assigned or sublet, and only those persons shown on the Booking Request Form are permitted to stay in the property, and use the community facilities of Crescent Lakes (this is a requirement by Florida State Law).
Persons / children under the age of 21 years are not acceptable unless accompanied by a parent or an adult. No pets are permitted.
2. Payment:
Deposits and Payments are to be made in accordance with the Payment Schedule detailed on the Booking Confirmation, which is explained below. Failure to comply with the Payment Schedule will be deemed to be a cancellation by the Client and will be subject to the Cancellation Charges as detailed in Section 8.
A Reservation Fee is payable at the time of booking, this is to be equal to 20% of the Total Villa Rental Cost. At 12 weeks prior to arrival a further 40% of the Total Villa Rental Cost is payable. At 8 weeks the remaining 40% of the Total Villa Rental is payable, together with the Security Deposit, and any additional charges, e.g. pool/spa heating deposit.
3. The Rental Period:
The Villa is available for occupation from 16:00 (local time) on the day of arrival until 10:00 (local time) on the day of departure. Vacating after 10:00 may incur charges equivalent to one day's accommodation cost.
4. Rental Charges:
The Villa Rental charges and the items included are as detailed in our information pack.
5. Price Guarantee:
The Rental Price for the villa is fully guaranteed when the deposit has been paid and the acknowledgement / receipt has been issued.
6. Amendments:
The effective date of any amendments is the date on which details of the proposed amendment are received in writing.
Whenever possible, any amendment to the booking requested after the booking has been confirmed, will be accommodated. Dependent on the nature of the amendment, additional costs may be incurred.
7. Pool / Spa Heating:
When requested, the pool and/or spa heating will be switched on prior the agreed date, and a meter reading will be taken. The temperature of the pool will be pre-set at 85°F and the spa 90°F. On termination of the requested heating period, at which time a meter reading will again be taken. The gas used (i.e. the difference between the two readings), will be charged at the current rate charged by the local gas company. This amount will be deducted from the pool / spa heating deposit, previously placed with Florida Rental Properties. To reduce excess use of pool heating, please ensure that the pool covers are used when the pool and/or spa are not in use; particularly at night.
8. The Security Deposit:
The client is solely responsible for any damage or breakages that may be caused to the property and/or to its contents; and also for any loss of items in the inventory during their stay. Therefore a refundable security deposit which is payable with the final balance, will be held against such an eventuality. The security deposit amounts are:
£200 for a 7 night booking £350 for a 14 night booking £400 for a 21 night booking
The villa is inspected both before and at the end of each occupation and upon confirmation that all is in order, this deposit will be refunded in full. Since it is not possible to check the accommodation before departure, the security deposit will be reimbursed as soon as possible after return.
The Client is responsible for the safe return of the keys to the property. If the keys are not received or they are lost during the booking, the cost of replacing the lock will be deducted from the Security Deposit.
Charges for damages / loses or any maintenance / repairs to the premises, equipment, amenities or fixtures necessitated by misuse will be at the discretion of Florida Rental Properties and will be deducted from the Security Deposit. In the event of any damage / loss which is assessed to be in excess of the Security Deposit, the Client will be held responsible for full reimbursement of the outstanding amount within fourteen days.
It is important that the property is left clean and tidy at the end of the rental period.
9. Cancellation by Client:
Any cancellation by the Client must be notified in writing directly to Florida Rental Properities. Cancellation by telephone will not be accepted.
In the event of cancellation by the Client, the following charges will apply:
Period Before Departure Cancellation Charge
More than 12 weeks Deposit i..e. 20% of the Total Villa Rental Cost
Between 10 and 8 weeks 60% of the Total Villa Rental Cost
Less than 8 weeks 100% of Total Villa Rental Cost (*)
* If any payments for security deposit and/or any additional charges have been made, these will be returned.
10. Cancellation by Florida Rental Properties:
In the unlikely event that circumstances beyond our or our agents' control, necessitates cancellation of the booking, we will refund any monies paid by the Client (without interest, compensation or consequential loss of any kind).
11. International Travel Requirements:
Clients are personally responsible for the provision of international travel / health documentation. Cancellation caused by clients due to incorrect documentation will be charged the relevant cancellation fees.
12. Force Majeure:
Florida Rental Properties and their agents, accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change of the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, technical problems with transportation, closure or congestion of airports, alterations or cancellations of schedules by carriers, or any other events beyond our control.
13. Complaints:
Should a problem arise whilst on holiday, relating to the premises, immediate contact should be made with our agents who will seek to resolve matters speedily.
14. Brochure Description:
Whilst all information supplied in the brochure is deemed to be correct and to the best of our knowledge, it is understood that the information supplied is for guidance purposes only and does not form part of any contract.
15. Limitation of Liability:
Although every effort is made to ensure that the villa is in perfect condition, Florida Rental Properties nor their agents can accept responsibility for third party claims, accidents, damage to, or loss of property, or for any expenses incurred for any reason, including changes caused by Force Majeure, regardless of howsoever they may have occurred, nor can liability be accepted for injury as a result of the use of the pool, however caused. We draw your attention to the pool rules on arrival at the villa - a copy of which is available upon request. Guests are specifically advised not to allow unsupervised children to use the pool. GLASS is not permitted in the patio / pool area.
16. Law
The contract is subject to and shall be construed in accordance with the laws of England and the parties hereby submit to the exclusive jurisdiction of English Courts.
